You have to treat a roommate like a tenant (legally they are anyway) and screen them. Background checks and credit reports are a must...though most people still don't do them. Ever since my brother got screwed a few years ago, I handle the business end with his roommates...they think that he rents the house from me.

I use the contracts from www.USLegalForms.com and some customized ones, if anyone wants them, send me a PM (so as not to clutter this thread). Been handling real estate for many years. Renters of my other house just moved out after 4 years.
