I think as long as I'm near a body of water I'll be ok because I love water activities. I'm right across the street from a river. I'm about 1hr 30min from Lake Anna. The beach is a 4hr drive. So I'm good
I think these are the reasons I stay. I mean I love being close to the mountains but I also like the beach, I like bigger cities. You make more in larger cities like NOVA/Richmond/757 but by the time you pay cost of living, etc etc how much are you really making? My house would cost double if I moved it to a bigger city because of the 8.6 acres I have. I mean Harrisonburg is 30mins away, Charlottesville is 45mins away, Manassas is 1hr 15mins away so I mean it's not bad.

the clam and i are looking for a house soon and i've always wanted a little land like that.... nothing crazy big but..."elbow room" so to speak
Seller had it advertised for $250k.........because he was my dad's best friend I got it for way less then that, fully furnished. Dude was divorced, had a bad back (I mean surgery, rod in his back etc) an he wanted to move back to Florida where he grew up. So it was easier for him to sell to me, not have to hire a moving company and then figure out what he was going to do with all the furniture and stuff. Right after I put my offer in he had another one come in for the $250k, some couple from NOVA wanted to buy the place as a vacation rental (my area is huge on vacation rentals and because I'm next to the river and with an inground pool is was a perfect setup) He could have taken that offer but instead wanted the house to go to someone that would take care of it. Knock about $40k off an thats about what I paid 4yrs ago for the house and he suggested the price.
I didn't want to move to this area, I wanted to be back near Harrisonburg but I couldn't pass this up. Plus I love the summer time when I can walk across the street an float down the river, 4wheel in my back yard, have a people over with out any disturbance issues, etc........I just have to sacrifice being closer to things and majority of my friends in Harrisonburg area.

thanks for the info man.... i've been talking with the girl and we both dont mind driving about an hour to work and we are looking to spend around 200-225k so this has been a big help!
so i've decided it's time to do some maintenance / fix some things i've been putting off on the truck...

1. New Transmission filter
2. new transmission pan gasket
3. (obviously a trans fluid change)
4. new alternator
5. oil change / filter
6. 2 inch front shackle leveling kit (because im now on stock suspension / wheels / tires)
